Seal Beach, you hear about it a lot on the news, in movies, and in luxury circles but where exactly is Seal Beach and what is it like to live here? Seal Beach is located between Sunset Beach and Belmont shore just southeast of Long Beach California and home to about 25,000 residents. It's located in the westernmost corner of Orange County just across the border with Los Angeles County and adjacent to San Pedro Bay.
Seal Beach got its start back in the 1860s in the eastern area of what is now called Old Town. This was a small wharf and warehouse area established by farmers and merchants who wanted a closer, more convenient port to ship wine and other agricultural supplies. Over the years, it slowly grew and not only is it a popular port, it's an avid surfing community as well. Servers date back to the early 1900s when the town hosted the mainland's first surfing competition. Today, surfers still find their way to Seal Beach for some of the best ways in California.
Seal Beach has been noted as the #1 best suburbs to buy a house in the state of California. That's quite a feat. It receives excellent scores for its public schools, affordable housing, family life, low crime, excellent nightlife and diversity. It's median home value is about $358,000 and 76% of Seal Beach residents own their own homes. But, rent isn't astronomical either with a median rent of about $1800.

This small, quaint city on the border of Orange county has been ranked as one of the best places to live in the Los Angeles and Long Beach area. Seal Beach Schools
Seal Beach as part of the Los Alamitos Unified school district most elementary students attend the McGaugh Elementary school, the Hopkinson elementary school, the Rossmoor Elementary, Lee Elementary, Weaver elementary, or Los Alamitos elementary. Secondary students attend either Oak middle school or McAuliffe middle school and high school students attend the loss of Alamitos high school, a gold ribbon school.
Seal Beach also has several secondary schools and colleges including Cypress College, Long Beach City College, Coastline Community college, Golden West College, and California State University, Long Beach branch.
Living in Seal Beach
Seal Beach has multiple events, cultural festivals, music, and recreation. The Lions Club Pancake Breakfast every a floral and its catfish Fry in July are two of the biggest events in seal Beach. Thousands of people attend and you can get some of the best food in the city. In the fall, folks enjoy the Kite Festival every September and the Taste for Los Al is every October featuring one of the largest silent auctions in the nation.
Seal Beach is also home to the second-largest wooden pier in the state perfect for fishing and sightseeing. Even though it is suffered major damage over the years, it constantly requires extensive reconstruction because it is one of the landmarks in our city. This is also a prime location for some of the best surfing in the area as folks gather at the stingray Bay, a server nickname for San Gabriel River. Classic longboard builders in the area include harbor surfboards established back in 1959. If you're into serving, not only should you visit Seal Beach, but it might be a great place to live as well.
Seal Beach Real Estate
We already talked about the affordability of Seal Beach real estate. Home values started about $200,000 up to $1 million with a median list price of about $350,000. The median sold prices closer to $765,000 as of the publishing of this post. Of course, the closer you get to the ocean, the better the views, the closer proximity to the beach, the higher the price.
The two major communities include Bridgeport and Leisure World. Leisure World is one of the largest gated retirement communities in Orange County featuring approximately one square mile that started back in 1960. This major master-planned retirement community is home to about 9000 retired residents. It features three guarded gates with private security and most homes feature one or two-bedroom apartments and condominiums, multiple recreational opportunities such as swimming pools, golf courses, weight rooms, six clubhouses, art studios and much more.
Bridgeport is a smaller residential community with a median the list price of about $1 million bordering the San Gabriel River.
